This is the market we’ve all been waiting for – Danville, Kentucky.

NEW YORK (CNNMoney) — Buying a home may never get any cheaper than this. Several housing experts are predicting that this year will be the last chance for bargain hunters to cash in on the best deals of the weak housing market. With home prices down 34% nationally since 2006 and mortgage rates at historic lows, homes have never been more affordable — but it won’t stay this way for much longer.

A number of factors will help bolster the housing market, he said, including a decline in the number of foreclosures and continued job growth. In addition, homebuyers will have better access to mortgages as they get their finances in order and improve their credit scores.

Some economists, like Trulia’s Jed Kolko, expect home prices to  pick up even more quickly. Trulia’s data shows that the national average for asking prices already increased 1.4% in the first quarter of 2012, compared with the last three months of 2011. Mortgage payments at lowest level in decades “This is a strong indicator that we will start seeing home price indexes, like the S&P/Case-Shiller, start to report home price increases this summer,” he said.

Hoffman, for example, is forecasting a 2% increase in 2013 compared with 2012. Meanwhile David Stiff, chief economist for Fiserv, predicts that prices will turn in the last quarter of 2012 and will rise 4.2% for the 12 months through September 2013. Foreclosures start to fade.

One major factor that will drive the trend is the cooling of the foreclosure crisis. Stan Humphries, chief economist for Zillow, said that the percentage of mortgage loans 90 days or more late, a good predictor of future foreclosures, is “falling fast.” That percentage dropped 15% year-over-year to 3.1% through the end of 2011, according to the Mortgage Bankers Association. And the decline is accelerating: More than 70% of the decline came in the last three months of the year.

DANVILLE, Kentucky — Jockeys, owners and trainers all dream of at least one Kentucky Derby victory, but Molly Jacobus has had a small role many times in “Run for the Roses” history.

Since 1996, her Danville, KY floral shop, Molly’s Flowers and Things, has often been called upon to preserve the rose garland that is draped over the winning horse. The shop has a freeze-drying machine big enough to handle the 10-foot-long, 40-pound blanket made by Kroger floral designers with more than 400 roses.

Friends and family tease Jacobus on Derby Day because, while they are concentrating on the race, she focuses on where the owner lives, and how she will get the preserved flowers to them.

“We love it if somebody in Kentucky wins, because we can drive it to Versailles or I can drive it to Lexington,” Jacobus said. “But we’ve had to ship them to Tokyo one year, and we’ve shipped them to California a couple of times.”

Orange Cat Productions LLC celebrates it’s 16th anniversary today, April 11, 2012. When we started out in 1996, we had no idea where the venture would lead us.

Looking back over those 16 years, we have met a lot of wonderful, enthusiastic people who knew even back then that online marketing was the wave of the future.

We have learned something new every day that we’ve been in this business and our future plans call for finding new ways to share what we learn with everyone that Orange Cat comes in contact with.

We’ll be making a lot of new announcements of services and learning opportunities as we move through the next year.

But right now, I’d like to take the opportunity to thank everyone we’ve done business with, taught, learned from, shared with and who were a part of the last 16 years.
